So many people involved in the management of the property does not seem to have a clue about the pitfalls that are possible.
I suggest going to www.amazon.com and typing "landlording" in the search window. The last time I did I'm 200 hits. You can read reviews and then go to your library and see which ones they have.
For the protection of both parties should always be an inspection report Move-In/Move-Out both ends of the rental period.
