A rental application form is required when planning to rent a property, be it a house or apartment. This document, which is required by law, allows a landlord to collect important information from a prospective tenant based on his past history and current financial situation. It is therefore vital for landlords to ask the right questions in the application form to collect sufficient and accurate data.

The owners do not want good tenants as much as possible and this rental application form serves as a kind of protection for themselves and their property. They just want to make sure that they are dealing with honest people and professionals who do not want to destroy their property and the cost of money.

A standard application form lease normally include basic elements such as name, address and Social security number of prospective tenants. In parallel, other issues that should be on the form is on the tenant financial and employment history such as income, bank account and stay in his current job.

People who frequently change jobs and gaps in their employment history may not be financially stable. However, this should not be your only basis, because you can always check your bank account information. All this information will give you a good idea as to the applicant's financial capacity when it comes to paying his monthly rent during the lease period, for example, for a year.

Some people think that the bank account information should not be called is a personal matter. However, others also believe that there is actually nothing wrong with such a question. They say that if you do not hide something, a prospective tenant must be prepared to provide the data.

As an important factor in the rental property is money, the owners can always ask more questions about the financial condition of an individual. Other areas that may be assessed are on financial obligations such as credit cards, loans and receivables.

Find out if the applicant pays his credit card bills on time and if he or she has substantial credit card debts. A landlord can also ask whether a bankruptcy declared in the past if they had a property foreclosed or if they had a late payment of rent in the past year. As for loans and balances, you ask the number of outstanding loans and the amount.

A credit check will also be very useful after asking financial questions. However, keep in mind that even if a person has a good credit rating, it does not necessarily follow that he or she has sufficient personal funds.

It is preferable that the owners to inform their prospective tenants in advance that their story will not be an important basis for denying them the house or apartment. But it would be considered with other data.

More personal information can be difficult to collect. Sure, the rights of any candidate must be respected and if the questions which may be biased or prejudicial should be avoided. Landlords should not discriminate at all. Make sure your prospective tenants have read and understood your rental policy and follow to the letter. Be sure to read the form carefully filled with rental application.
