Apartments For Rent Lease

I rented an apartment and it is a one-year contract. I want to break the lease because I found a friend who is looking for a roommate and it cost me less to move into his apartment. I want to know whether the lease can be terminated and what are the procedures. With this new all Im just settle for the first time.

The only legal grounds to break a lease is usually military deployment or if the unit / home has been uninhabitable judge.

Your best bet is to:

A) call the owner, may have to negotiate a buyout.
2) sublet if your lease allows.
3) find a replacement tenant with the approval of owners.

1. Read your lease.
2. How long did you leave the said lease.
3. almost no way you would be able to break the lease without some sort of penalty. you must think of this point of view of the owner. They must now find another tenant or unexpectedly be out of pocket for an empty slot. Your best bet would be to talk to your landlord (if you have plenty of time left on the lease) and try to reach an agreement. Legally, it could get you for all of the rental. Make sure you have everything in writing and insist on an inspection of premises before you hand over the keys.

You can break the lease if the owner is willing to let you out. If not, you are bound by law to pay the rent until the lease ends. Otherwise, the owner will take you to court to make you pay the balance of the agreement with the court costs and attorney fees.

This will totally ruin your credit record. Not wise to do.

Read your lease. It should specify the penalties for breach of contract. It should also clarify whether you can sublet without penalty (find someone to take over the lease).
