Arizona Commercial Brokers To buy or not to buy this company? I have the opportunity to purchase an Art & Frame shop in one of the richest cities of Scottsdale, Arizona. The seller was in the bus. for 8 years, but because of his accent (Korean), it has had difficulty growing the business (commercial accounts to maintain buses. in this economy), it has lost significance over the last 9 mo. s its been for sale, it has dropped the price from 125,000 to 20,000 all inclusive. Other buyers were interested, but the rent (6800.00 to 1783 square feet) has soured - the rent premium for this area is like now. My concern is the rent the bus. broker tried to talk to the owner of my concerns - his response ... It goes down $ 1 per square foot and the seller will be responsible for the lease and lease until it expires in 2014 which means I need a sub-lease from the seller, the more ready to give me $ 400. to rent for 2 years. - My question - Does anyone know how an Art & Frame Shop is fair in this market context, even in a region rich? Gail You need a CPA to help you run the number of projection. Everything else is pure speculation and conjecture. In this economy, only a privileged few can afford to play with their livelihoods.
