I moved into a basement on 1 December and has signed a lease until May 31

No you would not get out, I worked in this area for some time and if you stop paying the checks they are sending your documents to their lawyers, who in turn will put you in collections and you hit on your credit file and do another owner will rent you see that you jumped on your contract. I am sorry to say it comes down to money and they are not usually very sensitive. If I were you I'd start looking for friends to praise and help the manager to find a replacement tenant. You have to honor the lease signed

The only way to get out with out of this lease is whether the owner will take you to small claims.
