California Residential LeaseCalifornia Residential Lease Is Legaia offering rent discount or impose a fine for the start / end?

Is it legal in California that offer a 5% adjustment in the rent of a lease contract as an incentive / penalty if the tenant pays the rent before / after the due date? Some tenants are not too good to pay, as expected, but then they pay one day or two later.
