Chandler Property ManagementOffice removes Drop Box "rent" forces the use of online payment that is my recourse?

I live in Chandler, AZ, in a condo community, which also rents. It's more of an "elegant apartment complex," but I digress.
I have lived here for two years without problem, until the property has taken a new direction. They toted the system online rental payment as a way "to pay," but if you create an account automatically recurring payments on the first, he had to pay $ 50. So, online payment is $ 50 more, no big deal for me.
Then we tenants receive monthly pamphlet stating that as of August 1 the dropdown rent would be deleted. Their way of "going green. So if I do not have my rent by 5:30 p.m. on the 1st, I'll be hit with a $ 50 late fee. (Plus another $ 20" misc ", it happened to me once).

Perhaps you should review the terms and conditions of your lease you signed. Here in Texas, the shape of the lease issued by the Texas Association of Realtors has lines of a name and address and a paragraph that states that the rent should be sent. However, I suppose it could also depend on property management agreement with the owner's new property management company. If the agreement with the owner states that they can accept payments online, they are most likely able to do so. If your new property management company does not respond to your requests, I contact the owner. If you do not know the individual owner of your condo, most counties have public information available for property tax and you could do a search on their website by address to find the owner's name and address . It probably would not do any good to file a complaint with the agency's licensing state, because the lease agreements and property management are considered private contractual matters and you have no idea of what the agreement of the owner and property management company have.

Paying the rent by 31? I mean really, do you leave work early to pay rent?

You do not really appeal. It is perfectly legal for them to expect to hire at the close of business on the first, and quite legal for them to be charged late fees.

Edit: If there is a $ 50 fee for paying online when it is not the end, then I suggest you make your rent in the office where they are open. They can not force you to pay the extra $ 50 if you're not late.

you know the payment must be in by the 1st so take a day or two early to avoid late fees and hassles
I want to ask questions about 20 fee misc esp since you're already taking hits in the late fee of 50.00
the only other recourse would be to reassess whether your lease.
