Agent buyers and homes for sale by owner? I'm looking to buy a house and have a relator, but we found a house that is for sale by owner. Then my relator help us buy this house? Does the seller still pay the commission? Thank you for any help.
You have a realtor that you have signed an agreement with. The agreement is just that the estate agent is looking for a commission to introduce you to sellers of homes. The agreement also say something to the effect that if a property is in a certain period of time that realtor would be counted.
I'm sure your contract does not say that if you find a home sold by the owner that you would not pay the commission provided for this estate agent that you signed a contract with.
Here's what will happen. Your agent will draft a contract to provide the owner who is selling their home. So the estate agent tell the seller that, since you sell their house and I have a buyer, it is envisaged that the seller will pay my commission is about 3% of sale price.
The owner of the seller asks you who signed this contract with you, you pay me 3% of my selling price. The reason I sell my property is that I do not want to pay a brokerage commission. Since I have not signed an agreement with you, I'm not ready and I will pay you a commission.
Now who do you think the agent will turn to the payment of their commission? The estate agent would normally turn to the person who signed the agreement officers.
Now, there will be others who will say the owner should reduce the selling price of what they had paid a commission of real estate. This wash pork. The reason why owners sell their own property that is to achieve profits or equity in their property as they can.
The bottom line is that if the sellers or the property owners fail or refuse to pay the brokerage commission, then you are the person with the commission because you have signed the agreement with the realtor .

your agent should approach the seller. The officer asked two things;
agreement to pay a commission of 3.5 [or other # / $] and submit your
bid. It is imperative that the agent does not attempt a list. If he gets a list
it must represent the seller. You never want your agent to DUAL AGENCY
REPRESENTATION [by the law, a double agent can not negotiate for the buyer, that
submit bids.]
