I am currently renting an apartment in Nashville, TN. We found a house and we buy it. My lease has not yet completed, but. I was told by a worker in one of the apartments I visited by the laws of Tennessee, I am obliged to give 30 days notice if I want to cancel my lease and that even if other apartments will try to force me to keep paying the rent reminder, Tennessee will just allow them to get paid that little extra 30 days.

Now, I took this apartment just because the lady who attended to us told us they would simply charge 30 more days, hoping that there would be no legal battle. We just talked to her and she said that the place was acquired by another company and the policy is now that we have to pay over the entire length, which is in the revised contract they had us sign.

So I would check if it is true that a law that protects me as a tenant and allow me to terminate the lease early without having to pay the whole length of it. If such a law, links to websites would be appreciated.

1. I found no rule in Tennessee that allows a tenant to terminate a lease without penalty simply by giving notice of 30 days. Such a law would be entirely contrary to the common law of contracts.

2. If you do break the lease, you are not necessarily required to pay the rest of the lease. You are only required to pay until the landlord finds a new tenant. And, the landlord is required to make a good faith effort to advertise and relet the apartment after your departure.

3. The new owners of the property are related to the contract (lease) you signed with the owner before. You do not need to sign the new "revised" lease.

4. However, since you signed the lease revised anyway, you're probably stuck with it legally.

What is the lady who attended to you when you rent an apartment means nothing if it is written in your lease. Written rule, contracts of more than verbal statements.

There's no law that will allow you to cancel the lease early due to buying a home, without having to pay the whole length of it in Tennessee or any other state.

The landlord may hold you responsible for the rent until either a replacement tenant is found or your lease expires. The landlord may hold you responsible for all costs it incurs as a result of your breach of the lease, such as advertising costs, agency fees, etc.

If you do not pay the fees mentioned above, the owner can sue you in small claims court for a decree against you money. The trial will include the amount that the landlord is due to rent / other costs incurred, court costs and the interest until the Judgement is paid off.

The landlord can garnish wages or bank accounts, and / or place a lien against your newly acquired home.
