Rental Lease Agreement Templates

My son and I are renting a room in the house of a friend. Since then he tries to help us financially, it does not require that I pay what I can afford each month until I can save to a location of the mine. In order to enroll my son to school, I need a copy of my lease. Prob, I do not know where I can get a single room rental lease form template that is truly free. I would appreciate any help and time someone can give me. I've already done a search and all those I checked in late one way or another, who want the money I did not. Thank you!
