In fact, I got a tenant and take my fan and put up a good market. Take photos of the apartment and grounds before walking and be sure they are dated. And I add a check list so that they understand how I expect the apartment when they leave. . . Stores like, clean wood and dust, if I allow a pet I expect to pay for professional cleaning the carpet and so on. Finally, try not to rent to smokers. You'll find it hard to get the smell of the apartment and you have to paint eveything when they leave. If they do not smoke, often just touching the walls. Hope this helps. . .
