Who is responsible for repairs in NY agreement on residential leasing? The seller, buyer or as agreed in the contract?

It seems that in your contract, you have two stages. The first is a rental and then you have the option to purchase. If you rent, you are a tenant. If you exercised your option, went to the closure and have title to the property belongs to you because you are the owner.
Regarding the repairs, it should be stated in the lease. With that, generally, the owner is responsible for basic repairs and you are responsible for any damages you have created. With this, as I mentioned earlier, it depends on your lease.
I would say it would be as agreed in the contract. If not specified in the contract, I have no idea.
