What are the advantages and disadvantages of hiring a property management company, if I live out of state and need to rent my place? The monthly fee is worth it? Is this something I can fix myself?
If you are experienced in the landlord you would not need an outside company. If you do not know how to evict someone, have a basic knowledge of laws landlord / tenant in your state or a way to market your rental property, you will have a society.
Your monthly check will be smaller, but if you choose the right company, you will have an occupied dwelling with a good tenant who pays on time. Businesses basic knowledge of landlord and tenant laws can save you $ $ $ in consultation with a lawyer of your own if things with your tenant to the south as well.
It is pretty obvious, to be honest. If you have a management company, you do not worry about anything, just sit back and collect a check (if it is leased).
The disadvantage is, of course, that the check is less than it would if you managed yourself.
It depends on how much effort you're willing to rent out your property.
A property management company will make every effort to you, which obviously makes your life much easier, and they also know how to comply with the owner of your state - tenant laws, which is extremely important.
The obvious drawback is that you will pay them a commission (usually 7-10% of gross monthly rent), but the downside is that owners usually end up paying more for repairs, since contractors to inflate their bills when billing of a property management company (since the property manager is not really the one who pays, not the bargain).
There are many online resources these days for homeowners to help beginners in the process. The service I used is proprietary EZ forms, but I'm told there are others out there too.
